For years, 1020 E. State Highway 152 held one restaurant with one parking lot and one set of hours. By late summer 2026, the City of Mustang had issued a permit to rebuild the former Applebee's into four separate tenant spaces. Three of those spaces now have names attached.
The building is one piece of a bigger change on the east side of the highway. A morning coffee run, a Hawaiian plate lunch or a late night at a live-music bar is moving onto the stretch of SH-152 that Mustang drivers already use every day. The city is also getting ready to replace the equipment that decides how long each of those drivers waits at a red light.
One building, four doors
The best record of what's happening inside the old Applebee's is the City Manager's report, which the city publishes every few weeks. The October 2, 2026 report gives each tenant its own line, and comparing it with the August 28 report shows how far each build has moved.
| Tenant | What it is | Status, Aug. 28 report | Status, Oct. 2 report |
|---|---|---|---|
| 7 Brew | Drive-thru coffee | Finish-out permit issued, footings poured, plumbing rough-in complete | Framing is the next stage |
| Mo' Bettahs | Hawaiian-style restaurant | Finish-out permit issued | Partial rough-in inspections ongoing |
| Wingstop | Chicken wing restaurant | Finish-out permit issued | Partial rough-in inspections ongoing |
| Fourth space | Not yet named | Part of the four-space rebuild permit | No tenant listed |
Neither report gives an opening date for any of the three, and the city's 2026 report archive lists nothing newer than October 2. Tenants at the rough-in and framing stages still have walls, finishes and final inspections ahead of them. As of that October report, the old Applebee's was still an active construction project, and the city's next report is the place to watch for the first final occupancy.
Where these three live today
All three brands already have metro locations, and today every one of those sits outside Mustang city limits. Here are the existing stores listed on the companies' own location pages:
- 7 Brew: 1617 Garth Brooks Blvd. in Yukon and 2917 SW 104th St. in Oklahoma City
- Mo' Bettahs: 809 N. Czech Hall Rd., Suite A, in Yukon and 631 SW 19th St., Suite A, in Moore
Both chains have been growing fast in the metro this year. USA Today reported in August 2026 that 7 Brew planned 62 openings across 26 states that month, including the SW 104th Street store, which was scheduled to open Aug. 10. In September, the Journal Record reported that Mo' Bettahs planned to open its seventh Oklahoma restaurant on Sept. 18 at 14020 N. Rockwell Ave., near the Edmond border. The same article listed the menu: teriyaki chicken and steak, kalua pig, pulehu chicken and katsu chicken, served with steamed rice, vegetables and macaroni salad. The Journal Record said the Rockwell store would be open 10:30 a.m. to 10 p.m. Monday through Saturday and closed Sundays. Mustang's store could set different hours.
The Mustang permits put all three brands on the same strip of SH-152 that people in Mustang already drive for groceries, school pickup and the commute.
A coffee stop at the other end of the corridor
Two blocks of new business activity frame the old Applebee's. At the Mustang Road end, the October 2 report said Dunkin had just finished its new store at 331 N. Mustang Rd., with a grand opening expected Oct. 3, 2026. The August report described the project as a remodel of a 2,193-square-foot building. Dunkin's store locator lists the store at Mustang Road and Highway 152, open 4:30 a.m. to 9 p.m. every day, with drive-thru, walk-in and online ordering.
Next door at 321 N. Mustang Rd., H2 Physical Therapy finished remodeling its space in the same reporting period.
That puts two coffee drive-thrus on one corridor within a few months: Dunkin near Mustang Road, already listed with hours, and 7 Brew still under construction in the old Applebee's on East SH-152. Dunkin opens at 4:30 a.m. 7 Brew hasn't published Mustang hours yet.
East SH-152 after dark, and after school
The August 28 report noted that Chrome Pony Bar had opened as a neighborhood bar in the former Silver Stallion building at 1433 E. State Highway 152. That puts a nightlife option a short drive down the highway from the old Applebee's.
Closer to Mustang Road, Reign Athletics has received final occupancy for its cheer and gymnastics building at 600 E. SH-152, behind Chicken Express and Freddy's. At 1108 E. SH-152, Vision Source was adding office space to the back of its building and waiting on a final inspection as of August.
Just off the corridor, Ashton Gray has a permit for an 8,023-square-foot retail center at 215 N. Sara Road. As of October 2, the interior work and the sewer line were still unfinished, and the city hadn't named any tenants.
Add it up and the same few miles of highway now cover a 4:30 a.m. coffee run, a lunch stop, an after-school cheer practice and a late night out. Every one of those trips adds cars to a road that already carries Mustang's daily traffic.
The lights on SH-152 are next
That traffic is where the city's own project comes in. Mustang won a grant through the ACOG 2026 Air Quality Grant Program for the State Highway 152 Traffic Signal Improvement Project. The October 2 report lays out the scope:
"The grant provides $560,000, which is 80% of the project costs, to replace the controllers, conflict monitoring equipment, and vehicle detection equipment at all of the intersections along State Highway 152."
If $560,000 is 80%, the whole project comes to about $700,000. The city says the new equipment will improve communication and coordination across the corridor's signals, and it projects a 20% to 30% reduction in congestion delay along SH-152 in Mustang once the work is done. As of October 2, staff were still choosing the new signal system, and equipment replacement was expected to begin "later this Fall."
The timing matters for the businesses above. Detection equipment senses waiting cars and adjusts the signals. If installation goes as planned, it will reach every SH-152 intersection around the same time that new drive-thrus and restaurants start adding turning traffic at 1020 E. SH-152 and at Mustang Road.
Work underground has already finished. The city reported that its 16-inch waterline along SH-152, from west of Mustang Road to Clear Springs, is complete. It also finished replacing water meters citywide and encouraged residents to use the EyeOnWater tool to track usage and get leak alerts.
The side roads feeding the corridor
The streets that lead onto SH-152 are getting work as well. Clear Springs Road resurfacing between SW 89th Street and SH-152 was moved to fall break so it would affect school traffic less. The city's October 15 notice said work would start Friday, Oct. 16. The road would be closed to through traffic with local access kept open, flaggers would run one-lane operations, and the work was expected to finish the following week, weather permitting.
Two projects aimed at people on foot come next. Both contracts went to Redlands Contracting through ODOT, and both are expected to start construction in early 2027:
- Mustang Trails Project: a walking trail from State Highway 152 on the west side of Fire Station No. 1 to the existing trails in the southwest corner of Wild Horse Park.
- Mustang Multimodal Phase 1: protected sidewalks connecting Mustang Public Schools facilities inside city limits with Town Center.
Farther south, the SW 89th Street expansion between Mustang Road and State Highway 4 is fully designed. Utility relocation coordination is underway, and construction at the SW 89th and Mustang Road intersection, plus Mustang Road north to the railroad tracks, is expected to begin in summer 2027.
The trail is the piece that ties SH-152 back to the rest of town. Once it's built, the stretch near Fire Station No. 1 will connect to Wild Horse Park's trail system, so a walk from the park can reach the highway on foot.
Until then, the next City Manager's report is the best place to watch for the first final occupancy at 1020 E. SH-152, a name for that fourth tenant space and a start date for the signal work.
